How we design and build

Aurelia Estates designs and develops homes in Dubai, with one in-house team from the first sketch to handover.

Our story

One team, start to finish.

Most developments pass between several companies on their way from drawing to front door. We keep design, procurement and construction management under one roof, so the people who drew a building are still responsible for it when the keys are handed over.

That continuity shows in details that are easy to lose: a window sill set at the height a desk needs, a balcony deep enough for a table, a lobby that still looks right after a decade of use. It also means one point of contact for buyers from reservation to after-care.

Design principles

Three rules we design by.

Shade before glass

In Dubai the sun is the first client. Deep balconies, cantilevered terraces and screens keep direct light off the glazing, so rooms stay bright without overheating.

Rooms before corridors

We plan homes room by room and remove circulation wherever we can. Space saved from hallways goes back into living rooms and bedrooms.

Materials that age well

Stone, oak, bronze and terrazzo: materials that wear in rather than wear out, chosen to look better in ten years than on the day of handover.

Craftsmanship

Craftsmanship you can touch.

Samples of every finish are on the table at the sales gallery: stone, oak, bronze ironmongery and the terrazzo of the lobby floor.

Bathrooms

Honed stone

Bathrooms in honed limestone and grey stone, with walk-in showers and freestanding baths in the principal suites.

Living rooms

Oak and timber

Engineered oak floors in living rooms and bedrooms; timber screens and slatted walls in the shared spaces.

Kitchen with marble surfaces and a woven-seat stool
Kitchens

Stone and brass

Stone worktops, integrated appliances and a separate family kitchen in the larger homes.

Sustainability

Sustainability, stated carefully.

Every new building in Dubai must meet Dubai Municipality’s Al Sa’fat green building system. We design to it from the first sketch rather than checking for it at the end.

Solar shading

On every façade, sized to its orientation.

Efficient cooling

Central or district cooling, metered in every home.

Less water

Low-flow fittings and native, low-water planting.

EV charging

In the residents’ car park from day one.

We will publish each building’s certified rating once it has been issued, and not before. We don’t make claims about carbon neutrality.
