Week 0 · Free
Home visit
A designer and a senior builder visit together. We look at the structure, the services and how you use the space, then talk honestly about what your budget can and can’t do.
You get: a written summary and a budget range within 48 hours

Weeks 1–3 · Design fee, credited to the build
Survey & design
A full measured survey, then plans, elevations and 3D views. We go through finishes and fittings with you in the studio, with real samples in your hands.
You get: drawings, 3D views and a finishes schedule

Week 4
Fixed quote & programme
Every trade, material and fitting priced line by line, with an agreed contingency for anything hidden behind the walls. Alongside it, a week-by-week programme with your start and finish dates.
You get: a fixed price, a programme and a contract to sign
04
From your booked start date
The build
Your named site lead runs the job from strip-out to snagging. Our own carpenters, tilers and decorators do the work; licensed electricians and plumbers we have used for years do theirs.
You get: a photo update every Friday and stage payments only on completion
05
Handover day, then ten years
Handover & aftercare
A professional clean, a walk-through of every finish and appliance, and a return visit at three months to fix anything that has settled.
You get: a care pack, all certificates and a 10-year workmanship warranty
HOW WE PRICE
A quote you can read line by line.
No provisional sums dressed up as prices. Each line shows labour, materials and our margin, and the contingency is a separate, agreed figure you get back if it isn’t used.
Deposit capped at 10%
Stage payments only after each stage is signed off
